Woodlands House was constructed in 2001 to the current owners’ individual specifications, with great attention to detail. The house has extensive cedar panelling to the outside elevations and a number of floor-to-ceiling windows allow natural light to flood in to the interior.

The house has the benefit of a number of energy saving systems, the floors are tiled throughout and the bathrooms have modern and attractive tiling and sanitary ware.

Woodlands House overlooks its own garden and land and a number of the rooms have stunning views over the countryside.

The property is situated on the edge of the small West Devon village of Broadwoodkelly, which has a village hall and a 15th century church. The house is situated in a very private elevated position with stunning open views over the rolling agricultural countryside of West Devon.

The property is about 2.5 miles from the large village of Winkleigh, which is able to meet most everyday requirements. The larger town of Okehampton, on the edge of the Dartmoor National Park, is about 8.5 miles away and has a wider range of shops, a leisure centre, a large Waitrose supermarket and Okehampton College.

The cathedral city and county town of Exeter is about 26 miles away and provides a comprehensive range of cultural, educational, recreational and shopping facilities.

The garden is a particular feature of the property and is very secluded and private. There are areas of lawn, interspersed with mature trees, flower and shrub beds and areas of terrace, some of which enjoy glorious views, fringed by a variety of cultivated and wildflower planting. To the rear of the house, within the garden, is a timber workshop and adjoining pump room.

To the west of the house is a large pond bordered by a number of water-loving plants, including water lilies. Beyond the second terrace is a lawned area with a polytunnel and beyond this, is a small orchard.

The pasture lies to the west of the house and is bordered by a stream. A strip of mature woodland runs along the north of the field. In the very south west corner of the land is the shell of an old cob outbuilding.
